I'm 23, and I'm looking to purchase my first rental property this year.

I also purchased the "training/coaching" and received very little support and what I did receive was not very valuable.

Three out of my first five purchases were from the MLS.

I joined the group and purchased the book earlier today.

Just curious, what did you end up purchasing after and why?

Most lenders are going to be limited to 70% of ARV ($560,000 total loan amount) but that means they could fund 85% or a bit higher of purchase price + rehab ($560,000/$645,000 = 86.8%), which is solid.

I am from the Chicago area and looking to purchase my first property in the next 3-6 months. 

Purchase price: $376,613 Moved to Orange Park, Florida, from Delaware three years ago, choosing this home as the perfect place to settle and grow.

I purchase my personal investments to maximize their equity and hold long term.
