I'd add to that by observing that if you look at what every syndicator in America is trying to buy (medium to large apt complexes) this is maybe not the best sector to find good deals in. 

The problem is that there isn't enough demand for people to buy or rent a house to live in long/medium term.

Hi contributors,  I have a medium term rental on aribnb (ad says >30days),  CHBO, VRBO and have good luck with low vacancy so far. 

I am a recent college grad (blessed to not have any debt) working at a small-to-medium sized biotech company in Boston.

They generally dont care about your gloating, just what you can do for them and how it impacts their life.The message of the mailer is important, but you must also factor in WHAT you are sending them ,the medium, AND making sure you are consistent as well.Hope this helps a bit! 

I think a happy medium may be about somewhere halfway, and possibly about $5k per property?
