One brand new SFR with brand new Carrie and air handler's noise level reached 90db.Brand new Lennox with one SFR replaced leaking coil twice in 3ed and 4th year.Few Goodman, already there or new.

The landlord stated she believes we are responsible for the leak because when we started the lease in November 2022, the leak was not present.

Let's say going in you think the house needs a roof, an AC, and some paint & general repairs for $10k, 5k, and 3k respectively.  

SE Michigan (House on Zillow says it's worth $348k it's a 3br, 2 1/2 ba), semi finished basement.My house currently needs a new roof, new water heater.

He had to tear out the entire chimney chase on the roof, where he discovered a rotted area that was letting the bats in. 

What I had in mind was having a builder handle foundation, framing, roofing,electrical, plumbing, etc.

The only thing they share is fire sprinklers and roof. 

Capital expenses (a new roof, HVAC, etc), maintenance (clogged drain, water leak, etc), and for vacancy. 

It really doesn't seem like a big deal but I have never used one of these systems myself and don't know if there may be future problems with leaking or water pressure/flow issues.

I was able to find a few good subs like electrical, landscaping, roofing, AC tech, foundation, yet can't find a good general contractor.
