However, most of the plans we have done in that range are for affordable housing developers... market rate 3/2 does seem to be closer to 1,200-1,400.I have heard horrible stories about some of those "online plans" providers... sure you get plans, but there in Washington you need plans, structural calculations, electrical, foundations, etc...

Not to mention the fact that they're endangering the other residents of the building with the use of the electric space heaters, overloading the circuits.They have committed other horrible violations, but that we're getting under control, despite their lack of cooperation.But now I at least have it documented that they cannot move Grandma in, and that they may not use space heaters.

That would be sky high for the area, even if pretty high square footage in a great area.What you need to be looking at is a 4 to 6 bedroom in a middlin' (AKA so-so, but not horrible) to nice neighborhood, not a literal borderline mansion in the fanciest sub area of the nicest neighborhood in town.
