This model has never hindered me or made it seem automated.  

In fact, I think being licensed could hinder you.

I'll be rude since you have a real attitude problem....its people like you that hinder the growth of others. you cant come to a forum on real estate, basically post up that you need a partner to fund the down payment of over $1mm and expect people to flock to you just because you found a deal. so what, people find deals every day. and i got news for you, your $6mm project is nothing more than a single family home where i live. welcome to NYC.   

@Mike Demmitt, As said a couple of times, the lack of cash to pay investors in a land development deal hinders syndication. 

I also agree I do not want to jump right in and make mistake that could hinder a career I haven't even encountered yet.

This is just another example of government stepping in and creating laws that hurt honest people and investors just because of a few crooks.In my opinion, there are many other ways to curtail the crooks without hindering us "real investors"Shame on TX government.

Id hate to get rid of it as it has great income potential, but I dont want it to hinder the build of our new home.

It hinders profitability.
