Dear BP members,The tenant rented my room with furnishing $850 (I bought the brand new basic furniture for her before she moved in).

Then I use this data to make a more informed decision on where I buy, how to furnish it and market the unit.I don't know the local laws in the Twin Cities, but it is import to learn the local regulations if there are some, and fully understand the local sentiment towards short term rentals and if it will potentially change.

I've inspected the house and the place is pretty clean, not a lot of personal items or furnishings in the house. 

I would add some additional marginal value for him selling the units furnished (which helps me with the AirBNB budget).

I am in the midst of finalizing the furnishing, etc of an old house.

I mean if I go that route then I would need to furnish the unit with a bed, shower curtains, pots, and pans maybe????

A good word of mouth recommendation generally contains this "You gotta rent from that Paul drug screening guy, his places are fully furnished, stocked and it's cheaper than any motel. 

It’s a 4br/4ba Condo, my apt is not furnished.

If you have employed a licensed contractor to complete the repair, and can furnish receipts for the work, that can be readily available to view in MLS when it gets listed, then I wouldn't worry about it.
