Now, you're in a position where you can buy a 12-unit apartment and start the rinse and repeat cycle all over again with those property types.With stocks, unless you sell, you can't use "cash flow" to buy new stocks, you have to use all seed money (dividends are taxable too).

That's where REI comes in.1 - REI grows your seed money2 - Seed money compounds itself through reinvestment back into RE3 - Profits from REI is deposited into interest bearing investments4 - Continued re-use of seed money (you never spend it...just use it an infinite # of times) generates new profits5 - New Profits from REI are deposited into #3 above6 - ...repeat until tired, or bored. ...and to your original specific 6% question, my best answer is with a question of my own:If, you needed $100k a year to live off of in retirement, and your source of "base" generated that 6% in interest per year, which means your "base" would have to equal almost $1.75M, can you rely on that same 6%/year to get there?

I always get the driveway in as quickly as possible, simply because this is required to pass final inspection in my area, whereas most landscaping tasks aren't required to pass inspection (other than grading/seeding).

We normally allow authorized occupants over tenants because it is less paperwork and they often aren't strong applicants anyhow, but something to consider, maybe plant the seed that are renewal they will need to be added as tenants with a one page application that will allow you to chase them down later if need be.

Rather than sell everything, why not take advantage of some of the better spreads, do a cash-out refi, and use that money to seed an apartment complex if you want to go into apartments?
