Now, you're in a position where you can buy a 12-unit apartment and start the rinse and repeat cycle all over again with those property types.With stocks, unless you sell, you can't use "cash flow" to buy new stocks, you have to use all seed money (dividends are taxable too).

I always get the driveway in as quickly as possible, simply because this is required to pass final inspection in my area, whereas most landscaping tasks aren't required to pass inspection (other than grading/seeding).

We normally allow authorized occupants over tenants because it is less paperwork and they often aren't strong applicants anyhow, but something to consider, maybe plant the seed that are renewal they will need to be added as tenants with a one page application that will allow you to chase them down later if need be.

Rather than sell everything, why not take advantage of some of the better spreads, do a cash-out refi, and use that money to seed an apartment complex if you want to go into apartments?

The reality is that the broker in a traditional sale would not work as hard and would be extremely skeptical that they may end up sewing all the seeds but not reaping the rewards of the harvest.
