Get rid of them ASAP.I'd talk to the city and ask them politely how you are to get rid of the smell from the fridge when it is filled with the tenant's food which is causing the smell.

It's possible that the back-fill wasn't properly graded and excess water is running along the path of least resistance underground toward your house.  

WA State law (RCW 59.18.257) requires that landlords provide prospective tenants with written, qualifying criteria prior to obtaining any information about a prospective tenant, including what types of information will be accessed to conduct the tenant screening and what criteria may result in denial of the application.This does not need to be in an Ad (Vasudev Kirs ), but does need to be stated when someone applies, before filling out the information.

Because it seems to me from the viewpoint of someone who manages properties for living, they're going to use their time to manage properties and not fill out million word requests for some graduate thesis type super detailed response.
