I already gave them one warning about all of the above items ("excessive noise", unauthorized pet, parking violations, trash, all in one warning). 

Most of the time there is not so that is where your excessive costs will come in.

You are still rebuilding your credit which probably means you don't have a lot of excess money to spend/lose.
