Love your post and congrats on the 8 doors already. 

Get rid of the side with the tenant that needs the most work or seems like they would be a nuisance to you to have to live next to (30-60 day notice on their door when you close if they're month to month) - update it and get it ready to get market rent for when you plan to do another one a year to two years later. 

Since they would eventually pay the taxes on the money (assuming I am correct), I doubt this would rise to the level of a crime per se.

Fewer doors to sell.I would compare loss of revenue to savings in loan.  

Lower interest rates, however, are expected to keep debt issuance attractive, while a rise in REIT stock prices could boost equity offerings.

There is a mindset issue with new investors who believe doors=success and the only way to acquire doors is through completing the BRRRR method.

But if you're living on site and knocking on doors to collect rent, could work out for you.
