I know that there's a lot of books on investing and have read a couple, to include some of the classics.

Let us know how it goes.....I would recommend an old classic, Invest in Debt by Jim Napier.  

This to me, is a classic example of someone appealing to the greed factor - smoking deal that you just can't pass up, BUT the seller just needs this big *** EMD to make the deal happen.

But, I do love the classic homes as well.

Unfortunately this sounds like a classic renter excuse for paying rent late.

My main goal in real estate is to establish a "passive"(I understand that it's not entirely passive and will most likely be on par with a part time job) flow of income so I don't have to work the classic 9-5 until I die, while also allowing me to have something that could potentially be passed down to my (future) kids. 

Too much of this discussion has been about a fantasy of what eviction is instead of its simple reality.I just get to busy to deal with tenants over the years so I just agree to get them off the phone LOL.. a Classic landlording  Jay style is I get a message from a PM of mine in INDY.. tenant just had a baby its a cold winter.. they cant afford heat and rent.. could I just let the rent go through these 3 coldest months then they will catch up over the course of the lease..
