LOL.There are endless amenities to choose from so if you don't have a pool/spa/view, you can certainly provide many others that guests will enjoy!

@Kyle Carter  We love renting to Section 8, however depending on the size of the property you may not be able to realistically rent to 100% section 8.

Depending on the state, when someone rents for a certain amount of time, usually 30 days or more, they become long term tenants in the eyes of the law, and they acquire "tenant's rights". 

It  really depends what you value.

You may decide not to deliver a legal notice right away depending on the violation, but when you know you are dealing with a problem tenant, go straight to the legal notice requirements, and if the tenant still doesn't comply, evict. 

Many of our investors choose areas that have low land cost and steady population growth.

My COC return will vary depending on my out of pocket cash.

If you choose not to owner occupy you'll need to put more money down (like 25% vs 3.5%), so just keep that in mind.
