Should I wait to have these items done before signing the contract (could take weeks) to give time for home inspector to inspect the property (and risk another buyer over bidding me), or just sign the contract and have the home inspector come when everything is done?  

Flipping is hard now because we don't really have bidding wars for finished homes anymore.

Yesterday, I attended a showing/bid for a house.

My first bid came in at $70k, so for the next GC, I knocked a few repair items off the list.

I just had a client who wanted to bid the list price on a property that was going to go $100k over list.

I would not waive inspection; and a bidding war on top of that?

I have the deposit that the county is asking for the deposit of my bid but I still need to come up with the rest.

When I go to the foreclosure auctions or bid on any properties, I'm usually outbid and it's usually by over 10k or more making me feel like the 70% rule doesn't apply to my market.
