I made a repair request to the seller that included the replacing the sub-floor under the bathtub, fixing the foundation, updating the outlets to GFCI, replacing the roof and other small items.

We  then moved over to the other side of the duplex and sealed a cracked bathtub and then replaced all the plumbing under the kitchen sink including the sink drain baskets.

GFCI protection is required for outlets near a water source(like a sink or bath tub), anywhere on the exterior of the building or in an unfinished portion of a structure(like an attic or crawl space).

I stopped by yesterday and saw more work had been done including replacing the drywall in the bathtubs with cement board and the entire basement stone foundation had been drylocked.Still lots to go but it was progress nonetheless.Will keep you posted!

Maybe I was a little too hard on it, MHs are a PITA, the repairs of cheap fixtures used, plastic bath tubs, RV water heaters, PVC plumbing that is sized too small, walls built over the carpet and flooring, losing AC units when they leave, window craks that get stripped out and leaky roofs.Now I know a lady who owns a park down at the lake and they are all older units.

It is a rehab project but we are not replacing sinks, counters, cabinets and bathtubs so there is still quite a bit of cleaning to do.

The overage came due to needing to resurface the bathtub.
