hello Federico,i have been working with management companies in other areas and am use to paying sums in the area of 0.5 - 1 month + 8% so the 10% do seem to be rather high.but even if we ignore that there are additional fees that i dont understand. if im paying a 10% monthly which should take care of the daily costs of the management company why are they also charging for bill payments, bill collection, getting bids from contractors yearly maintenance ... and the list goes on and on?

Hi Jonathan,Trust me, I do not want to end up in court, which is why I consulted with an attorney from the very beginning.If I was advised that what I am doing was fraudulent or illegal, there's no way in heck I would be doing it just to save a few bucks on the cost of borrowing money.To answer your question- no, I do not disclose to the bank that the money is coming from a different source, nor am I aware of anything in the contracts that I sign that states that I am required to do so.Regarding the statements that I made in the prior post...both are true- I do close and resell the property, AND I am using the end buyer's funds to fund both transactions.I do understand that there are a lot of people getting in trouble these days for "creative" real estate deals, but I have been advised by my attorney that I am in no way violating any laws.

Also, it's amusing to me that they will rob and steal from each other instead of traveling a few miles to steal from a more affluent neighborhood, where they obviously could get a bigger payday.
