Start small and work your way up.Be prepared to put down 30/40% of the purchase price right now to have them break even and/or cash flow a bit.

I don't feel prepared so I'm trying to get prepared! 

Hi folks -I'm new to BP and real estate (but very familiar with finance and comfortable with early-stage risk in general - I come from the tech venture world).I'm considering making a small hybrid equity investment / loan to a developer building homes.

Honestly, I just was not prepared to ingest 127 pieces of content just to send texts lol (Kinda overkill in my opinion).

She is also a licensed tax preparer. 

I am interested in starting my real estate ventures in my hometown. 

In the meantime we are building our resources to be ready for the next market reset (if it comes) so we are prepared to go on another buying spree if sensible opportunities present themselves.

Would a joint venture agreement work or is that specifically for invesment properties?
