I assume there is some prerequisite to a sub or supplier (a party not in direct contract with the owner) before they can file a lien.

If the subs or suppliers do work, or supply materials, and they aren't paid, it's your property that will be liened, therefore, you are the one that needs to be sure they're being paid, and get signed lien releases from them.
