Most require some form of Proper Notice from subs and suppliers before they have the right to file a lien.  

While lien rights are important for the protection of contractors, subs and suppliers......No one should ever cave in to the extortion tactics of a scumbag contractor, not saying that is necessarily the case here.

I assume there is some prerequisite to a sub or supplier (a party not in direct contract with the owner) before they can file a lien.

I was with a self-storage building supplier for over 20 years before becoming a self-storage lender, so I have seen the business from different perspectives and I enjoy passing along info as I can to those looking to become part of our industry.

I used to use Sherwin Williams for years then I got hooked on California paints offered by local supplier that gives good contractor discounts.

Because these are items that maintenance people use every day, everyone already had a supplier when I called on him.

I don’t know of specific suppliers for that in Plano but I’m sure a google search will get your some.

If the subs or suppliers do work, or supply materials, and they aren't paid, it's your property that will be liened, therefore, you are the one that needs to be sure they're being paid, and get signed lien releases from them.
