Good agents are a great source of knowledge , boots on the ground and can refer quality contractors.  

@Nina V.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

You will need to source a good location for this that hasn’t been already over priced and over bought.

He suggests a paid off primary residence, more than 1 source of income (real estate, retirement/after tax brokerage account, social security if old enough, part time job or business, etc.), and $500k in liquid assets. 

As we were building and growing in the first year or 2, Biggerpockets was by far the largest referral source.
