I know that most institutions want their money ASAP. 

Unless you are an institutional buyer, no bank is going to sell you bulk REO's (No reputable bank in my opinion).

Are these HM lenders or regular banking institutions?

After 6 months you could either try refinancing through a bank, mortgage company or with an institutional Private Equity lender. 

Ideally I'm looking for a lender in the Northern Colorado area but would appreciate any info on any institution which might offer this product.

Small community bank may do this as well.stay away from larger institutions.. small one to 5 branch community bank that you can talk with the owners of .. that's were you will find the love..
