We did receive some inspection guidelines from our loan officer and they basically said to have the necessities like water, heating, electrical, AC, no lead-based paint and no broken windows.

I want to purchase rentals and eventually move to flipping but I figured wholesaling or partnering may be a way to start but generating the leads is going to be the biggest necessity.

I've learned a lot about the necessity of being able to offer a mentor something in return, and whether that's help, or anything of that sort, I'm a willing participant.Furthermore, I'm a very spiritual person.

They wait strategically  till they have enough losses on paper to offset these gains as a way of avoiding the necessity of having to do a "1031."

Afternoon Biggerpockets community.Let me start off by saying, I have big dreams and passion to reach financial freedom- a place where the 8-5 is by choice, not by necessity.

I will also say that I don't think it is a necessity by any means. 

If you really want to obtain freedom of any kind it’s almost a necessity to beocme the employer instead of employee.

Also as you get more and more units it will probably become a necessity to hire some form of management.

Hey Marty, I appreciate you for asking...I got specific in regards to portfolio lending because of my personal goals in regards to purchasing MF units.Im a newbie but again I am looking to build relationships and if portfolio lenders are smaller lenders than the conventional (Wells Fargo, Chase, etc)--I would prefer to have a working relationship with portfolio lenders.I have aggressive goals, but I also understand the necessity of building a team and have a good network.I hope that make sense and answers your question.Originally posted by @Marty True:@Andre S Walters welcome to REI.
