When elevating Storage Units what rule of thumb do we use for estimated expenses? 

Maybe the bathroom missing a toilet isn't a bathroom, maybe it's a storage room.

It was originally permitted as a "two story playhouse" and is actually 1,000 sq. ft. storage. - I live in Hawaii FYI.

I would suggest researching what market you wish to invest in and also which asset class or strategy (multi-family, retail space, self storage etc.).

Perhaps they charge people for storage or laundry and are counting that income in the rent roll, which shouldn't be the case.  

Also, there are 2 garage spots that were never used by the tenants (they were used for storage by seller, and there is enough driveway space for tenants).

Hi everyone,I’m a first time buyer, and I’m going to buy a new house in Saginaw ( Fort Worth, Texas ) with 236,000 ( 4beds,2 baths, 1 storage) .

A simple need for storage and the rents are below the comps and I think the few additions we could add to make the space much more functional is worth the rent raise to bring them to market terms.

Does the lease specifically prohibit the use of hallways for storage?

Want to up my game.Started searching college towns, commuter towns outside of Boston (Manchester,NH , Providence, New Haven) trying not to be fearful of leaving my comfort zone ( Boston) which is highly priced as you know.Well, I found I very quite town in NH , nothing special about it , no big business, no huge draw but the population is holding its own, low crime...just a quaint town.This particular property is 8 unit with 6 add'l storage units & 2 garages ( those aren't bringing in revenue as of yet, not utilized) All are in good shape, not worn or old.
