Many times I run the borrower's information through fannie or freddie's automated underwriting engine and it only requires us to provide the most recent year's tax returns, all schedules associated.  

That way I wouldn't be spamming.Now of course, the next best thing to do after they opt-in is to hit them with an automated webinar/sales video.

But I am receiving about 3-6 calls a day on the yard sign, and usually at least one of those is interested after hearing the automated voicemail with the details.So my question is this, how do I keep track of the interested prospects as they call?

I am spending ALOT of time entering in information when programs like quickbooks have it almost completely automated.

My method has begun improving and I'm trying to automate parts of my decision making.Every month I get a new list.I find comps, run ARVs, and repair estimate for each property. 

If you choose not to use an automated rent payment system (I don't)..make sure and get a cashier check or money order.

I will start saving the emails for reference and try to keep track of whom I vote for somehow until you can hopefully get it automated down the road.Thanks again for all you do for us here on BP and your team as well.

Get a property manager and automate it.

The 5 day sale is what inspired us to try and automate some of this process and make it easier.
