In general, when you are self-employed (not a w2 enployee) and actively work in your business, you report the income and deduct allowed expenses on Schedule C.

If you have nicer rentals A thru C+, you can attract good tenants and good tenants generally prefer stability.

A/C is an exact item, I have never not once had an HVAC tech say "well, let's try this and see what happen, then maybe this and see, then that n see". ....demands id that everything is fixed right away.Uh-huh.
