Cash out refi does not make a whole lot of sense since I'm in at the low 3's. has anyone used a HEL or HEI loan to finance a property?

@Mike H.check out triple net leasing as to the mechanics of why almost 100% of hospitality and commercial properties are triple net leased.The main reason people NNN lease their property/s to businesses is because they want to own passive investments not actively manage another business.Very few if any investors manage the Hilton hotel property they own.

do you mean they want you to pay some of their fee' s up front.. 

I am not expecting it back to the 2020 rates but something more in line with 5's and 6's I would not be surprised.

Most of my rates on the investments I currently hold are in mid 4's to low 5's so it is unlikely a refi would benefit me much anytime in the future. 

Given all of these assumptions, you should be able to get a DSCR loan in the 6's/low 7's (rate), with a 3-5 year prepayment penalty, and minimum DSCR ratio of 1.00x, especially in OH.

I don't know if this is one of the new things or not, but this is now in there under 3.7.7, "You also acknowledge and agree that we may on occasion offer discount pricing for your Property; provided that (i) any such offers will be available with respect to a broad number of Listings and not limited to your Property; (ii) we will provide you with electronic notice of such discount(s); and (iii) you may opt out of a particular offer."

We are still waiting on rent checks to be shown on the dashboard, there has been a rent dispute with the current tenant and the prior owner (not 365's fault but still has not been settled), and one other issue for something that needed to be patched up.
