I am at that point in the webinars where I feel like I am ready to jump off that cliff @Brandon Turner, but standing at the edge and looking at how far I can fall. 6 webinars behind me, number 7 tonight, and countless sleepless nights reading, searching, and visualizing the first steps.

So far, I have been reading books, but would love to gain some visual and hands on experience.

They were great at proformas, but their YTD P&L only went to NOI and I couldn't add the mortgage payment in to see a visual of what my actual monthly cash return was.

As a visual artist & designer, my expertise is envisioning potential in properties and using my business background to analyze the upgrade costs with the areas income potential-then, my team and I work our magic.

The last resort way is to use Google Maps Street View feature to get a visual sense of the surrounding streets and neighborhoods.Good luck!

@Femi AKINWALE I do love reading, yes, but I'm also visual & would looooove to actually shadow and/or talk to someone.

For most loans (Fannie/Freddie/FHA/VA) the appraiser is tasked with doing a "visual" inspection. 

They don’t do actual swipes just visual.

I have a YouTube channel on my profile with several videos if you want to get visuals on my house.Although I'm not nearly out of the woods yet (can't even see any damn light at the end of the tunnel), it hasn't stopped me from looking beyond to the next deal.

I am more of a visual learner and the course itself was awesome.
