Owning a home that you can’t tangibly visit nor keep an eye on the day to day happenings adds a whole other dynamic to the investment.I think the biggest key to making long distance investments a success is having a rockstar property manager that cares about the property as if it was their own and holds a standard at or above what you as the owner would.

This isn't as useful in determining price as they haven't sold yet, but they're your competition.By stacking up all of these factors, the visual comparison is a lot easier to make than paging through one of the automated 25 page reports.

Older people are moving into urban areas, younger people are moving into urban areas and the immediate surrounding suburbs.So while pricing is overly high, I also don't see the dynamics of what people want changing, which will keep strong pressures on house pricing.

I'd say that the person you are referring to is not an accredited investor; however, there are other securities exemptions that don't address the accredited/non-accredited dynamic for investors that may be worth looking into.
