If so, that'd be my immediate response.... triple rent in cash?

In my local market of Indianapolis cap rates for SFR are in the 6-9% range, doubles and triples 8-12%, larger multi families 6-7%.

Of course I considered it a success that I tripled my profit off of this investment.But then I get a call from Paulette.

When I bought my first townhome, I was poor, strapped for cash, this was 15 years ago...The HOA decided to paint the exteriors and tripled the HOA fees for 3 months...My HOA went from 150 a month to 450 for three months...It was almost as much as my mortgage.  

But be advised, commercial locks almost triple in price compared to residential locks.

Blackwater and mold removal is expensive, if it bad enough that the worker bees have to wear protective clothing then generally they are getting paid triple time.

Including doubling or tripling wall outlets and installing 3 way light switches where two door rooms are located.

Speaking from personal experience while looking for syndicated deals myself: I'd recommend to double and triple check all the information you receive from a syndicator/sponsor.
