LOL So now each of my LLC's that has a different project has to have the developers license. its a pain there is no test but its a bond and insurance and not every one can get bonded these days.I know having done a lot of work in Chicago how tough that city can be as well.. no one is going to teach you this you just kind of learn it.so bottom line unless this person has some very narrow niche // or its just a raw raw thing to motivate you  chances are there is nothing unique and I am not talking about getting rich with tax overages or some of the other things that get recirculated constantly. 

We all know how frustrating it is to deal with inept, crooked and ill motivated people in any type of the business.

What have been a few places y’all have had the best results when it comes to finding wholesale leads with motivated sellers? 

I have lots of extra time on my hands, am self motivated, and mostly have a desire to learn more about real estate.

If something breaks, I just text someone to go out and fix the issue.

Whats funny is, I reached out to their landlord by text message.

@Lucas Schlund there are logically, 3 options:1) Buy Cash: PROS: You can get better prices on houses because you can close faster with motivated sellers and buy houses that need repairs to qualify for a mortgage (less buyer competition)CONS: takes the longest to save the funds2) Use Rehab Loan:PROS: Same as #1CONS: more expensive loans:---FHA 203(k): not that expensive, but must live in the property for 12 months before renting---DSR Rehab loan: relatively expensive and may need experience to qualify3) Mortgage on Property with Cosmetic Repairs:PROS: easiest & cheapest to doCONS: lots of competition, so can be hard to find a "deal"PM us if you'd like to discuss these in more detail.

A 1031 makes you a very motivated buyer, which is not ideal. 

I’ve sent emails and texts asking the contractor to please return, but no response. 

Getting a bit tired of my current job (first out of college) given the demanding hours and really motivated to transition into making Real Estate investing a full-time occupation for me.
