Maybe a condo, depending on your reserves, or small single-family (love 2-bed SF).

I bought my first home in 2017 (major fixer) in the SF bay area and completely renovated it including building an ADU, adding a master bath and bed as well as updating just about everything.

It's 5 beds and 3 baths.

We applied for a permit for 2 apartments in the basement (Unit 1:1 bed apartment & Unit 2: A 2 bed apartment ) The permit has been approved.

I've thought mostly about getting a place with multiple beds or multiple units and doing rent by the room.
