Financing is always something you need to make sure you have access to at any stage..having a team you are familiar with, who understand your systems/ motivations etc is also imperative to get in order from the beginning.... you;d have to ride both horses simultaneously 

@Giovanni Cardenas, As surely as multiple organs are all working simultaneously...you have to ride those horses simultaneously....never stop finding funding, never stop finding buyers, never stop marketing, never stop diligently seeking deals...unless you chose to retire or have trained someone to do it on your behalf...or both.

At one point, I operated with LLC, S Corp, and a C Corp. simultaneously for several businesses. 

This is in large part due to the extraordinary appetite of the large Self Storage operators and REITS who have been rapidly buying-out all of the "mom and pop" self storage facilities nationwide, while simultaneously constructing large yet extremely efficient facilities in most major markets.

From there, I plan to travel to do a rehab and then scale either in number of simultaneous rehabs, quality, doors, etc.  

Hopefully you can qualify for the mortgage in your own name at that point and use the proceeds to buy out your partner and do a simultaneous deed conveyance of the property out of your joint names and into your name alone.Again, speak with your local legal counsel and CPA about how to structure this and plan for the taxable consequences. 

My title company (escrow officer) is adamant that I have to describe in the contract with the current owner of the property the following: "Contract must close simultaneously with other contracts.

It is easier to actually to do a (3) duplex's simultaneously that are cash flowing at 75%.
