I replaced kitchen counter tops, backsplash, repainted, cleaned up yard, upgraded appliances.Professionals replaced all the floor and knocked down a wall.

I did however have a tenant request paint to repaint her unit.

That is not to say you are not fixing broken items but you are not repainting to their favorite color. 

We repainted, accomplished trim work, and laid roughly 1k sq ft of wood look tile throughout the house.

If you dissolve it and want to sell the other unit, you're going to need to have some sort of agreement on how to pay common bills (like repainting the outsides).Think I'd just leave the HOA, but modify it on how to decide what work needs to be done and when and who/how to pay for it and how much.

Is your annual profit including tenant turnover costs (1 month fee, 1-2 months vacant, any turnover/repainting costs) - how long do they stay on average?
