Hey thanks Aaron,You reminded me that i forgot to mention I am  not alone, i am working with my older brother(that all ready lives there for 2y) as partners, he is 28 with multiple businesses  hige credit score  good history with the banks and of course cash. so finance is covered its more about starting to find deals and bulid a good team to put it to work when we do :)

Getting a letter from you reminding them of the day they stand to loose their home is not going to increase their motivation to sell to you.What might help is for you to let them know that selling their home to you is easy.

If I renew the lease, I print out a new bank statement from the escrow account and send the tenant the new paperwork and a copy of the statement.This way, every year, the tenant gets a reminder that tells them: "Your security deposit is still there and its yours and I'm not making money off it."
