New York Prices bla bla bla..yet we just bought a house for ... pretty much a gallon of milk (the green house)And before that we bought a house for 11K with ARV of 183K (60K in repair costs).And before that a house for 5K ARV 60KAnd before that a house for 70K with ARV=350K.I have students in Florida and Miami that are crushing it.If HE can do it... why the frogging frog can't YOU!?

My opinion after looking at this market was that owners are like cows being milked for the pleasure of all the locals.If you were to find a single family home near the beach to self-manage with no HOA perhaps that might work but if you expect to hand your property over to someone there to manage you will probably break even but don't expect to make a killing.

Depending on the amount you refinanced you could take that money use it and do a live in flip, you could buy a cheap property with cash and do a BRRRR(recycle the money you refinanced), or you could even do a house hack since you and your partner could technically "live" in two places.
