I’d prefer to sell out right (get the higher price from an owner occupant.) and then just move in to a true rental in the same neighborhood.  

I wouldn't want to do a tenant placement myself, certainly not yet unless I had a lot of properties to setup my own company for that, there seems to be a lot of potential liability there related to discrimination accusations, etc and I would prefer to not answer a bunch of questions as the owner, I would rather have someone else do that who is less attached to the property.

I prefer durability and simplicity over style. 

I personally prefer to be more on the advising and relationship side so I can give my clients more tailored solutions, help them avoid pitfalls, connect them to people that can help them grow and structure their portfolios and I treat this industry more as a relationship business rather than a transactional business. 

Alot of wholesalers seem to prefer propstream.

Connect with realtors on your preferred locations - realtors who are also investors and will have your best interests at heart.

States like Delaware, Nevada, and Texas are often preferred for forming LLCs because they have favorable tax laws and lower regulatory burdens.
