Send him his itemized status of deposit within 21 days with your list of  charges, receipts,  Include any damage. and unpaid rent.

We may do something like this in the future so that we don't have to deal with the chaos of getting a new one when these items wear out...usually right in the middle of a guest stay.  :-)Hope that helps.Mike

They tried to negotiate hard most of the time threatening they will take legal action by saying few items were not disclosed.

There is a bill currently in legislation in Hawaii County that is changing several items that affect rentals.

My rule of thumb is, plan for the worst case scenario on every item.

Some banks don't care and will lend right out of a BK.In either chapt, if you wish to keep a particular item, you have to tell your attorney so he can include it in the exemptions.

Now if they broke down the invoice by line item and showed the break pads cost them $25 and they are charging you $170 in labor for the 1 hour of work how does it make you feel? 

I, on the other hand, always have a list of items to fix and replace :-)
