When including property management (not built into seller´s NOI), and financing at 3% 30 yrs. 20% down, the purchase cap rate results at 4.42%, CoCROI results in 1.63%, and monthly cash-flow at $1,626. 

@Theresa Harris I should mention that since the birth of their new baby they have: 2 parents, 1 teenager, 3 kids under 3 yrs all living in a 2bd/1ba duplex.

I have a condo I bought in Az many yrs ago that has appreciated well as did my SFR. 

I've own a triplex for about 15 yrs.

I started over 26 yrs ago and used to be able to do that.

There's an RE Investor/Short-Term Rental Operator that approached me for a long term Lease 2-3yrs initially or 5-6 yrs later on if it works out but he would then rent it out for short-term 5-6 days as corporate rentals. 

My rentals stay 5+ yrs, end up moving to another state so rarely replace locks.Some thing is wrong if yiu have 12 mo turn over!
