You may not need to wait until you have 20% equity on that FHA loan before you do it again.

Big thoughts are I'm 43 and can retire from my W2 career (Middle school principal) in 10 years, and I want my investments ready and waiting on me then.

As others have pointed out, those are fires waiting to happen.In addition to reducing fire hazards, cleaning the ducts allows you to inspect.  

I'd wait if you don't need the money back now. 

I am still waiting on my EFIN myself, but I am not to sure how much I would charge for this form, even though I'm familiar with the calculations.

I imagine the latter would help conserve water usage, but the prior is easier and some tenants don't want to pay for hot water but they could run up the bills at my expense and I'd have to wait 1yr to adjust usage.

If it's going to tax foreclosure, and you win, you can wait 120 days for the IRS to come after you to collect...they usually don't unless it's a very juicy property.
