More to the point, any lender these days is going to require the buyer and seller to sign an affidavit indicating the transaction is "arms length," meaning the the buyer and seller have no relationship outside of the transaction.This clearly isn't the case, so signing the affidavits would likely be considered fraud.
Todd Gaines is this a common/reasonable offer/strategy?

Not necessarily for the actual default but in the future, if you don't properly disclose that default at every turn, you have committed fraud.

In the unlikely scenario they give me a fake ss number, or get a digit wrong, I am now in a much worse position to collect unpaid rent if I have to go the collections/garnishment route.I don't know how a landlord can verify that the ss number I have been provided matches the identity that was put online.
