Would take a leap of faith to invest out of state but David Greene's book (podcast host here on BP) on Out of State investing is a great book.

I have booked around 40 STR properties over the last 6 years and one of our rules is no new properties/hosts, we want to see the history from previous guests.

You might benefit from having a co-host to handle the reservations, guest communication, etc. but your onsite, long term PM can handle maintenance requests and other work that requires onsite management

Though I have not went through with either yet, I do see value in it and all the professional hosts speak very highly to its benefit in standing out... which is everything in STR.

But you'll have to abide by their rules now, another reason why hosts are moving towards more direct bookings.
