Keep in mind though this is my thoughts, your contract is something you agreed to when you hired them so if they say you owe you do but no harm in asking them to waive it.

Now there is no electric which is true all over because like 90,000 people are out but there is also no water for flushing etc. and no heat although its not super cold.Would you have done any monetary concessions to the tenants for lack of habitability?

There is no harm in reaching out early, but technically there isn't much work to be done on the lenders side until you have a buyer in place.
