Might be worth hanging onto it for a while, long enough to do a refi, especially if there is some chance for appreciation.  

Received healthy opposing comments; some with excellent advice, but I went with those who advised me to hang on to it and not sell - based on my buy and hold strategy.  

I'm going to be taking my real estate exam soon and am looking for a good broker to hang my license under in Orange County.

I used to do about 5-10 per day during the week just to get the hang of it.If you do not understand construction and afraid you'll be taken advantage of, go learn at Habitat For Humanity.Looking for deals can be tough these days, especially in Austin. 

In order to get MLS access here in Missouri you will have to hang your license under a brokerage as well as join the KCRAR.

The main hang ups are: I don’t have a lot of capital to spend on legal fees before I do 1 deal, BUT, I don’t want to run into serious problems on my first deal just because I didn’t know about a legal problem.Also, do I need insurance during the process of buying, rehabbing, or selling a mobile home, and if so, what kind(s)?

Just keep networking, find some people who are doing what you are talking about possibly doing (hint: the best ones aren't likely hanging out on BiggerPockets...so maybe networking at conferences, physical gatherings, etc.).Best of luck!
