@Luke Terry You mentioned in your comment that you've been part of multi-family syndications...Do you know if the guy/girl who put the deal together had 20-30% down of his OWN money into the deal...or did he raise the dp through private investors such as yourself, and then finance the rest through a bank?

Things to ponder in addition to accessing a property as a rental (and you are thinking multi-family which equals multi responsibilities) is to study your state and City Laws as well as landlord common sense issues, such as the eviction process.When you become a landlord it is truly a business. 

But if his story is true, he's pretty harmless and there's no need to make his life miserable.On the other hand, if he really has a thing for young girls and a neighbor's kid gets assaulted and it comes out that you knew and failed to alert the neighbors, you might have liability and a conscience that will never let you sleep again.Like I said, tough call.
