When you add in the ocean and southern border, the reality is you've got half the land supply options most other markets have.That's why RE is so expensive here and why it's likely to continue being so. 

I've only had a couple contest a particular charge and only one actually filed a formal complaint and provided evidence that I had missed.

If I understand you correctly, you are advising a sort of modified brrrr strategy - modified since these houses are owned already but strategically pulling out a conservative amount of debt.The houses are mostly C class but some border on B-.

@Rex Celle, I'm not quite as formal as a dedicated PPT (just jotted down in my notebook), but yes.I haven't really adjusted my 3, 5, 10-year goals, but have adjusted how I plan to get there as I gain knowledge, experience, and insight.

If they still refuse, file a formal complaint and let the state investigate.

It's a border line scam IMO, but I as relatively new so it would be good to hear the other side of the argument. 

I doubt the court would allow the former owner to represent you unless you have a formal management agreement.
