As I said and others on here have stated there are tons of ways to get involved in real estate but first educating yourself and having hard work ethic is what you’ll need.

As a rookie, my current level of knowledge is rather limited but work ethic is strong. 

Typically a landlord can find umpteen ways to clip similar to my x-landlordwhen I was a tenant.I am torn between ethics and what is reasonable in this particular situation ,hence the post .Even a day’s of headsup could have saved me lot of hassle during this pandemic situation.

I know the buyer has the burden of due diligence prior to acquiring a property, but ethically a seller should disclose issues with the property.  

These are professionals with additional training and a stricter code of ethics.

I know it’s not ethical but didn’t know if it was legal.

He has no ethical moral character.

No doubt there will be down days, but I am certain that your gratitude and work ethic will make even the worst day, better then when you were biding your time.Best of luck to you!
