I'm 35, engaged, and have a 9 month old baby girl at home. 

I already got a property manager engaged and he advised that I could rent the house for $1,800. 

Erdek from that other thread should be followed; don't give a private loan without engaging an attorney like John who is familiar with how to protect the lender.

I am happy to say that on August 31st, 2015 I went into an 8 to 10 hour surgery and came out cancer free (the additional chemo sessions through December were as a precaution).Now, I was on a serious mission to get back on my feet financially and health-wise and was armed with a completely new way to look at life.  

Working on educating ourselves, building a network, and learning about our local market (along with some potential out-of-state turnkey options).Looking forward to engaging with the BP community! 

Trust the numbers and don't force them.In similar situations I let it go, tell the seller my last offer stands then let it sit for another month or six weeks before sending them a revised offer and re-engaging with them.Good luck, trust the numbers, they won't lead you astray but your emotions will.
