I would just list as is.

I would also take a look at other listings in the area.

I saw a listing where several reviews were ranting and raving about it.

Let me tell you a little story, I bought a property about 40k-60k under what it would go for if listed on market. 

In my experience..from what I read in Forbes..it’s not unlike discovering a great local coffee spot: once you find one that nails the roast and atmosphere, you tell everyone who’ll listen.

Today is July 1, 2024There are currently OVER 30 Homes For Sale listed by SOWAE CORP in Queens, NY...If they have done this over 5 years, it seems there is no intention of any platform caring about their fake listings.

That is an easy list to build and a much better and safer option than more creative like Sub To.

(The B Side Motel in Bandon is one) currently listed for $2M+ combination of 10-12 units and RV hosting.

There are also a lot of agents who tend to get pocket listings or know before a property hits MLS. 

And lastly, I search FunishedFinder listings nearby, find comparable properties, and track the listed rent for a few months (does it increase, decrease?).
