not a loan a HML will do... what you have is the classic low value asset with too much debt on it. and probably in a very poor area with tough tenants. and this is a very common experience unfortunatelybest bet probably is to sell it for what you can get and cut your losses

I'd for sure call and see what someone would charge, Although I did a house and basically bought furniture that was classic within scale for room, did kitchen table set, Living room couch love seat,, you can use air bed on top of boxes for bed and just a super bedspread and just set headboard against wall with some side tables , lamps can be moved from room to room and so can side tables. and buy some towels and accent pieces, and small plants for accent touches got it done quite cheep.
