@Kai Kopsch yep it’s all about that energy you emit, if it’s trying to get something from someone they smell that a mile away!

We had to use 3 coats of Kilz to neutralize the smoke smell, replaced all the carpet, new granite in the kitchen and bath, new appliances and flooring, new fixtures and switches/plugs, and a little drywall work.

There is no distance requirement or certain number of days you must utilize the property for your personal use but it has to pass the smell test in underwriting. 

Both attics are pretty "clean", except there is evidence of a squirrel (crap) in my tenants attic, BUT no smell of anything dead, AND no swarms of flies in the attics.

The inside of the house had a musky smell.

. and it’s frustrating because if it wasn’t for my job, I will have finish we have in this whole house months ago but they are Some days I have to take a break even though I really don’t want to my body cannot take it.

Wholesaling is much harder now than it was then because every body knows how hot the market is and knows that they can get $X for their home because, "That's what Jimmy down the street just got last month for their home!"

Over the years they've compiled to appx 50,000 emails and I'd like to convert this to a Google Sheet with a few columns (title of message, body of message, email address of poster, date posted, and if possible files & photo attachments).
