I've read some blogs similar to this subject but not quite the answers I am looking for.

Some great data sources I used were redfin's data center blog, google's public population estimates for cities, and talking with other investors.

BP episodes #121, #165 (see Natali Morris's blog), #60, #53, #51 are some helpful podcasts that come to mind that stood out to me.

Go through the podcasts and blogs, and you can get ideas from other investors in regards to their experiences.
