Do you have the ability to buy another home that would make you happy and rent the other out? 

Rent control may prevent you from increasing the rent fast enough to keep pace with inflation, limit your ability to select a reliable tenant, and make evictions of non-performing tenants difficult or impossible.

In your case though, you have to be careful when it comes to risks as there's other people's money on the line, as well as your reputation and your ability to raise money in the future.Hope this helps.

If you have the ability to manage managers, then for the next decade you will have the opportunity to buy out retiring Boomers in whatever industry you like.

If you have lower class rentals C-/D class then you might feel you need to be able to pressure tenants to keep them in line and the ability to non-renew them could be a benefit.

If you fail to do so and the insurer's ability to defend you is adversely impacted, your coverage may be affected.

On top of the 'commonly used' investor filters like 2+ years back taxes, recently inherited, etc- I loved some additional possible/ unique filters like number of structures on a parcel, min/max land sq ft, initial purchase price, and ability to narrow down to very specific areas on a map.
